Bespoke Service Maximizes Selling Prices in Marin
Top agents Bill Bullock and Lydia Sarkissian on the rewards of renovation.
Tiburon, California – September 6, 2016 – Bill Bullock and Lydia Sarkissian, Marin County’s top real estate agents have revealed one of the secrets to their success: bespoke renovations. Working alongside their clients to maximize selling price, Bullock and Sarkissian have recently renovated and redesigned two iconic properties, 280 Belvedere Avenue in Belvedere and 16 Old Landing Road in Tiburon.
“Client expectations change over time. Right now the market expects open floor plans and outdoor space for entertaining. We focus on honing in on what a property’s space will allow and what makes sense for the existing home,” said Sarkissian. “More often than not, we have to repair parts of the home and a redesign goes subsequently with the repairs.”
After selling 16 Old Landing in 2015 for 60% of the home’s current value, Bullock and Sarkissian were approached by the current owners to re-sell the home in 2016. The team’s initial instinct was to update the waterfront property to maximize its return in the current market, leading to an approximately 66% price increase.
16 Old Landing was updated with new flooring, LED lighting, interior and exterior paint, and an entrance gate. A third bedroom was created in the main house while lush landscaping was added to further refine the estate. The team refers to this process as “investing in the property”: adding what is missing to achieve the highest value.
Working with clients to redesign a home for market is above and beyond the typical staging of a home. The team cites a devotion to their clients as the reason they put in the extra effort. 16 Old Landing is currently on the market for $4,995,000, while 280 Belvedere is priced at $5,850,000.
