The artificial intelligence boom is changing more than the technology industry — it's also redefining the luxury housing market in San Francisco.
In February, the city's top five residential transactions ranged in price from $6.7 million to $9.95 million, according to public listings on Homes.com. Several of those properties sold well above asking price — with one even going for 23% more than its list price the same day it hit the market.
It's a sign of a broader shift underway in the city: wealth from the AI boom is changing the way people buy homes, especially in the luxury sector.
"Right now, in San Francisco, $4 million isn't even a higher-end, luxury buyer," Howard Epstein, a real estate agent in the city, told Homes.com News in an interview. "People have already partially cashed out their AI private or public stock money, and they want to have something that isn't just a run-of-the-mill place to live."
That's not only pushed prices up but also led more buyers to pay in cash or find alternative financing, according to Nigel Hughes, senior director of market analytics for Homes.com.
"There have been reports that people with AI startups that offer lucrative share options are being offered personal loans based on this wealth, as an alternative to traditional mortgage financing," he told Homes.com News. "Furthermore, the geographic spread of high-end sales is not restricted to traditional desirable family areas; younger buyers are attracted to vibrant neighborhoods, particularly those close to their workplaces."
